Common questions Frequently Asked Questions
Helpful answers to common questions about foundation repair, our process, service areas, and what to expect.
Can I get a cost estimate before committing to any repairs?
Yes, and you should. Every specialist we connect you with offers a free, no-obligation foundation inspection followed by a written repair estimate. You're under no pressure to proceed. We recommend getting at least two or three estimates so you can compare scope, pricing, and warranty terms before deciding.
How do I know if I need a repair or just monitoring?
That depends on what you're seeing and how quickly it's progressing. Hairline cracks that haven't changed in years may only need monitoring. Stair-step cracks in brick, doors that no longer latch, floors sloping more than 1 inch per 10 feet, or any crack wider than 1/4 inch all warrant a professional inspection. When in doubt, the inspection is free and gives you a written baseline to measure against.
What Texas cities does Texas Foundation Guide serve?
We currently serve Tyler, Longview, Texarkana, Lufkin, Nacogdoches, Beaumont, Port Arthur, Orange, Corpus Christi, Victoria, Galveston, McAllen, Brownsville, Harlingen, Laredo, Waco, Killeen, and Bryan-College Station. We're expanding to Houston, Dallas-Fort Worth, Austin, and San Antonio soon.
What foundation types do the specialists repair?
Specialists in our network handle all foundation types common in Texas: poured concrete slabs, post-tension slabs, pier-and-beam (wood or concrete), and drilled pier systems. During the free inspection, the specialist will identify your foundation type and explain which repair approach applies to your situation.
What should I expect during a free foundation inspection?
Expect a thorough walkthrough of your home's interior and exterior. The specialist will measure floor elevations, examine cracks in walls and ceilings, check doors and windows for binding, inspect exterior brick or stucco for movement, and evaluate drainage around the foundation. You'll typically receive a written report and repair estimate the same day or within one business day.
Do the repair specialists offer warranties?
Yes. Reputable foundation repair companies offer lifetime transferable warranties on their pier work, meaning the warranty transfers to the next owner if you sell. This is often a selling point for buyers. When comparing quotes, ask what the warranty covers, whether it's transferable, and what triggers a warranty service call.
Are the specialists licensed and insured in Texas?
Yes. Every specialist we refer is licensed in Texas and carries general liability insurance and workers' compensation coverage. We verify this before adding any contractor to our network. You can ask any specialist for their license number and proof of insurance before scheduling.
How soon can I get an inspection?
Most specialists in our network can schedule within 1 to 3 business days. If you're concerned about urgent movement or structural safety, mention it when you fill out the form and we'll flag it as a priority connection.
Does homeowners insurance cover foundation repair?
In most cases, no. Standard Texas homeowners policies include an "earth movement" exclusion that covers virtually all soil-driven foundation damage. There are narrow exceptions including sudden pipe leaks and NFIP flood insurance for flood-related structural damage. See our full guide for a complete breakdown of when coverage may apply.
